Ross Home, Dunedin
The $9 Million refurbishment and expansion of Ross Home in Dunedin involved the demolition of the existing coal-fired Boiler Room. A new boiler room was created, and gas fired high efficiency modular boilers were used to provide heating to the whole site.
Particular attention was paid to acoustic treatment to allow the boiler room to be located immediately below bedrooms. Individual set points and monitoring of each room are provided by a comprehensive Building Management System.
Careful attention was paid during the design for the protection against scalding hot water of heating and legionella bacteria in the hot water system. State of the art Nurse Call systems and staged fire evacuation alarms were also included.
The entire project was carried out on a staged basis, working around the occupied spaces and making carefully planned changeovers to allow the complex to continue operation throughout.
